Positives Close to the beach Close to the shopping area Lots of takeaways and restaurants around Bus services at the end of the road When we went in November - rooms were cheap £45 for a family room. The beds were really comfortable, so many pillows you could pick the best one for you. Was a duvet on the bed, but also fluffy throw/blankets if you needed them but the radiator was fine. Plenty of space in the bedroom for the two of us Wifi was fine - didnt drop out once Rooms were clean - linen was fresh - good nights sleep. Lady who booked us in was very helpful - helped with places to eat, booking a taxi for the morning etc Tea / coffee tray Some minimal toiletries provided - plenty of towels. Area seems OK, we walked back from BC 20 min walk 11pm at night, no issues. Negatives Long way from the Brighton Centre which we were attending Brighton for - our fault for not zooming the map. No lifts, very steep stairs - not good for people with mobility or lung issues (I have lung issues - but didnt even think to ask for a ground floor room - forgot it was a B&B and not a hotel which would have lifts) Bathroom was tiny - as was shower cubicle. Sink and toilet part was very tight. Amenities in the bathroom not very well set out - guess it didnt used to have bathrooms and they had to convert. Decor not up to date, but didnt really affect the stay. Stairs down to reception were very steep and thin - not recommended for the elderly, those with mobility problems. The walk to the train station takes about 20/25 mins and is really quite steep. (Taxi cost £6 though) Overall, if I was going at the same time of year (Nov) and the price was similar I would probably stay again, Id look into the bus services back and forth. Ive seen the prices are a lot more int he summer, so I probably wouldnt go there at the more expensive times, given the distances, stairs and bathroom. Was fine for a one night visit in winter.

Honestly this was the most incredible experience. I was facing homelessness and this place was a miracle at £50 a night for a double room, huge bed, cosy on-suite with a shower. The location was super close to the sea side and a supermarket. As soon as I walked in - the house smelled like heaven, the lady who booked me in was so lovely and kind. The room itself was airy, fresh, and peaceful. Thank you so much! Affordable, clean, peaceful and amazing service!

Had a wonderful stay down old palace guest house. Perfect location just right on the beach the service and rooms were nice and the check in was very smooth. The staff was very helpful. Everything was perfect for our short stay. Would definitely recommend
